Richard Neutra - 1955 Kronish house - Beverly Hills

Hello all. It has been years since I have posted here, but I thought this was certainly worthy. This house is on the market in Beverly Hills for $13.9 million. It is in an unbelievable state of disrepair, on two flat acres...this is a prescription for another important Neutra to be torn down. Very s...

Have any of you armchair critics been to see this house? I have. It is a fixer, no question. It has fantastic bones, but needs considerable work. The bathrooms are horrible, propably remuddled in the 1970's, the kitchen is at best innappropriate and needs work/replacing, there is missing/cracked til...

Bel Air, CA - Neutra's Singleton House - On the market

For $19,995,000. I saw it yestreday and I was actually pleasantly surprised with the remodel. Understated and sensitively done, the house is now extremely livable. They added a master suite, which flows well, and took the original master suite and made it a decent media/family room. Also, took a bed...

Blue Agave: We had a similiar issue with our Neutra. When we bought it 8 years ago, the kitchen had been enlarged and remodeled (a bad Home Depot remodel with redish cabinets and horrible pinkish/salmon speckled granite counters and beige tile backsplash). We chose to take some inspiration from the ...

It was withdrawn from the market after only 19 days on market. This seems to be fairly consistent of this house/seller; on the market for a short time, then off.

Although Zillow is a bit of a joke, the house is probably overpriced. Right now there are two other houses on the market on the same street, one for $2.2 million, the other for $3.2 million. There have been sales on the street for as much as $5 million, but for a much larger house. However, the lot ...

Just a couple of things to add to this discussion: MD2, you said the following: "For comparison purposes, let me state that for a $13,5mil construction budget, including professionnal fees, you could get yourself an ultra luxurious residence of roughly 50,000sq.ft built... " This is incorr...

Grh: Hal Levitt is my favorite of the mid-century architects who worked here in southern California. Levitt's later work is not my style. I see a LOT of architecture here as I own a Neutra house and work in the real estate business. Levitt generally had wealthy clients and so the materials he used t...

Regarding the address; many times a multi unit building will have more than one street number (each unit can have it's own). The MLS usually only allows for input of one house number, so the number on the listing may not always match up with what is in the public or historical record.

Yes, "No showings without offer" means exactly that. Often times, it is "No showings without Accepted offer". This is somewhat common with income properties where you have tenants living in the units. The landlord can't simply barge in to all of the tenants units everytime he wan...

Go to Liz's Antique hardware on La Brea. They have new replicas of the exterior lights that are almost identical to the original lights on my 1962 Neutra. They are sort of funnel shaped and quite cool.

FS - Bisazza Mosaico Glass Tile - Ghiaccio 14 boxes Unopened

We bought too much. 14 boxes of brand new, in the box, unopened Bisazza glass tile. This particular blend is called Ghiacio. The color is white randomly mixed with light grey. It is gorgeous. We did 3 bathrooms with this stuff, but ended up with way too much due to an error in calculating the square...

Andrew: In the past few years, Lautner houses have sold for as little as just under $1 million, to as much as $10 million or more. Depends on the size and location of the houses.
