As long as the land lease doesn't expire within 30 years (or the length of your intended mortgage) of when you want to buy or sell, it's not that complex. My community's lease runs through 2062, so there is very little chance of me having a problem when selling it. But you are right--the land lease ...

I would encourage you to explore the south end neighborhoods of Palm Springs near the Indian Canyons golf resort. This is where you will find the highest concentration of mcm condos anywhere in the Coachella Valley. Your price range should allow you to consider several units in the area. Specificall...

Mike Guttman did a fantastic job for me last summer. He built pattern block walls and a flagstone patio. The work was top notch--and he can help you make your design ideas into reality. Great guy, great work. He's located in Tujunga I believe. A google search will lead you to him, or if you are on A...

Block Wall/Screen Wall Contractors in Southern Califnornia

Hi everyone, I was wondering if anyone has used a contractor that is good with block walls/screen walls? I'm expanding the screen wall breezeways on the front of my house to create an enclosed entry courtyard. Craigslist doesn't feel like the right source for a skilled job like this...so any recomme...

Drove by...great house. The photography is a little misleading though...the front yard is tiny and the house is extremely close to the street and directly adjacent to a very busy boulevard. Good to see someone actually realize this is a tract of modern homes, though. One of the few homes in the area...

Going through the exact same nightmare right now. Followed all the same steps you have...and it's a confirmed slab leak in my kitchen floor. Hired a restoration company who came in to dry out the floor...they have to pull it up to do that. If you have a slab leak and wood floors on top, you are goin...

If you post a pic of the stone on the front of your home someone on the board will probably be able to recognize it by name. Many Southern California homes of the era utilized stone known as Palos Verde Stone (quarry in Palos Verdes). That exact stone is still being quarried to this day, I believe. ...

paulv-- You may find that under your river rock veneer is actually the very same stone that surrounds your front door. If you live in a Woodland West (and it sounds like you do), it was very common for the fireplace material to match that of the masonry surrounding the side/top of the front door. Su...

A flat lot of that size in a south of the boulevard location means it is most likely west of the 405.

This house is in close proximity to the Fickett in my post from a few weeks ago (it's on the opposite side of the 405). Lots of great original features on this one, though. I would say that the zebra bathroom may even eclipse the 80's kitchen in the Fickett--in terms of pure period kitsch.

Ah yes--the patented transformation of arches, columns and rough, rough stucco. Or perhaps it's the diagonally-laid tile or the french vinyl windows that make me just, well, angry. I'm surprised they didn't just roof over the atrium and turn it into an illegal bedroom.

Probably just total laziness. This house has been on the market for a while and has switched listing agents, I think. The place actually has views out of both sides--east toward beverly glen and west directly over the 405. You can actually see this house from the 405--the house sits on a cliff direc...

Cool Fickett. Bones appear to be intact. A little work would make this place incredible. The 80's kitchen is almost worth preserving. Almost.

Incidentally, I rented one of the Swiss Misses on a recent vacation and...
