There used to be

a station like 6 in Montclair, orginally it was a Wilshire Oil Co. gas station
at the NW corner of San Bernardino Rd. and Central Ave. sadly it's been torn down and a more conventional one is now there.

a new Tenant. I went by there just a few weeks ago and saw no sign of this. Altho I noticed that the center seems to me is just a little tooo upscale and specialized (which it seems EVERY OTHER shopping center developer is doing), perhaps if they made it more like an everyday type center with a groc...

If they can be more firmly seated putting seals around each piece would probably be very very complicated and expensive. I think there is a small tract of em in Montclair. I think in the vicinty of
Fremont between that and Monte Vista S. of San Bernardino Rd.
A google street view seem to show they are Cliff Mays or very good ripoffs.

If the development community has a clue. Yep they demolish it, build their project and then find, we can't sell/rent any of it (hey there is a real estate recession) because there aren't enough rich people left and it's still too expensive for everyone else and it's overretailed and then what happen...

I google street viewed

The neighborhood, is there some part where the 'mods' are most clustered, seems that they are a few and they are widely scattered, so I can see why it would be difficult, most of the neighborhood looks like typical Tx suburb, low 1 story brick ranches and colonials.

I drove by and you can't see much from the street (it's really really close)
I actually wonder if street was an alley that was legally turned into a street.I would find problems having the fire truck access the house if (heavens) should that ever be necessary.

Hate to say it but Home Depot et al just makes it easy to ruin the look of a house, and some immigrants not having any idea of a home designs provenance are easily convinced by them.

House on Haunted Hill (the first one) was made there.

And I read somewhere where the Blade Runner Decker's apt wasn't filmed there they just built a stage set in that style.
