I think the potential income for renting the house out for special events and photo shoots, will help recoop the buyer's investment! (if they decide to do this!)

Neutra House Sale Won’t Take Place

The $16.8 million sale of a landmark Modernist house by Richard Neutra has been derailed, Christie’s said on Friday. An unidentified bidder bought the 1946 residence, the Kauffmann House in Palm Springs, Calif., above, at Christie’s auction of postwar and contemporary art in New York on May 13. But Marc Porter, president of Christie’s, said in a brief telephone interview on Friday that the deal had fallen apart. “The contract has been terminated by the seller by reason of a breach of its terms by the buyer,â€￾ he said. He declined to identify the buyer or to say whether that person had failed to deliver a payment. The sellers, Brent Harris and Beth Edwards Harris, who have divorced, could not immediately be reached for comment. The midcentury landmark of glass, steel and stone sold at the low end of its estimate of $15 million to $25 million at the auction. It was commissioned by the department store owner Edgar J. Kaufmann Sr., the same client who commissioned Frank Lloyd Wright to build Fallingwater in Pennsylvania in the 1930s.

I'm hearing from my PS real estate connection that the buyer ultimately didn't have the funds to buy the house. What's more, there were no other bids besides the winning one.

The lack of bidders could probably be attributed to the outlandish predictions on what the house would end up selling for. I could see the house going for $8-$9 million but $15+ million is ridiculous.

At auction: architectural history

Is the gavel and block the right way to sell a significant home? The sluggish housing market is having an impact. And what about preservation? Buyer interest might come too late.

As part of a high-powered campaign to promote Richard Neutra's 1946 Kaufmann House in Palm Springs, which it auctioned during its big evening sale of postwar and contemporary art two weeks ago, Christie's produced a glossy booklet on the house and its setting. Near the front was a quote from Neutra himself: "The desert is subject to an infinity of moods, some of them violent."

So, it turns out, is the real estate market, even at the highest levels. Though the house sold on May 13 in New York for $15 million plus commissions, the deal fell apart a few days later. While another buyer could soon emerge, Christie's faces some sharp second-guessing about how it handled the sale, particularly in settling with the sellers on an estimate, $15 million to $25 million, that many observers saw as hugely optimistic in such a shaky market. Just as the Kaufmann sale was disintegrating, another high-profile auction sale also foundered. Louis Kahn's 1961 Esherick House in the Chestnut Hill section of Philadelphia, up for sale May 18 at the Wright auction house in Chicago, failed to earn a bid above its minimum of $2 million. As a result of the two misfires, fresh questions are swirling about the efficacy of combining auctions and architecture, particularly as a means of preservation.

There is also some head-scratching going on about the peculiar psychology of collectors: How could a Francis Bacon triptych like the one sold last month by Sotheby's be worth $86 million while a rare example of Louis Kahn's architectural genius, in excellent condition, go on the block for $2 million to $3 million and fail to sell?

I didn't realize that the Breuer House with trailer hadn't sold at auction either. This leaves Case Study House 21 the only one to actually sell. Considering it has been sitting virtually abandoned since the auction I wouldn't view this a successful approach to preservation.
