Northridge, CA Palmer & Krisel MCM Living Conditioned H

Postby sparklegem » Tue Oct 28, 2008 12:23 pm

I just spoke with our (very nice) neighbor and found out that they are going to to be listing their house in about two weeks. They have a great house designed by Palmer and Krisel in the Living Conditioned Homes neighborhood. It was the construction office when the neighborhood was being built and so it has a terrific office. It also has a great enclosed patio/ courtyard. It is very rare that a house in our neighborhood comes on the market. We really love living here and hope that some who appreciates the house and neighborhood moves in.

I do not know what their price is but would be glad to answer whatever questions I can.

Something else to consider, we are in the process of getting historical status for our house and it would be very easy to get it for that house as well.

Sparklegem:

What streets make up the "Living Conditioned" tract?

I'd love to fly by on Streetview and take a gander at the neighborhood.

Thanks,

Mr. C.

The Living Conditioned Homes

Postby sparklegem » Thu Oct 30, 2008 7:01 am

Hi Mr. C.,

The Living Conditioned Homes are on Blackhawk, Hiawatha, Minnehaha, Canby and Devonshire; East of Reseda. They end about half way to Etiwanda. There are also some P & K homes that are the same models, on San Jose, but my (original owner) neighbor said that those homes were not part of the tract.

The Living Conditioned homes are very similar to the Palm Springs Palmer and Krisel houses. They are very over the top, with flat roofs, angled roofs and butterfly roofs.

It is really an amazing neighborhood. We feel so very lucky to have found our house. I spent a year walking the neighborhood, admiring it, before our house came on the market. PM me if you would like to take a peek at our house.

Very Best,
Gem

The house is coming on the market any day now. Craig with Valley Modern will be representing the house.

Sparkle:

I'm so curious about the office you mentioned... Is that one of the three bedrooms converted to an office or an additional room? (I say 3 bedrooms because that's the only number I see in the "Living Conditioned Homes" brochure that's available on Flikr. Are there other models?)

Also: does it have a pool?

Hate to bother you with all these questions, but I'm excited to learn more about the house. I suppose you could wait a day or two and make Craig T. answer everything!

Thanks.

C.

Hi Perks- no, it is not that one! It is on Canby!

Hi Mr. C., I do not know if one of the bedrooms has been converted to the office. I really can not remember. You should give Craig a call! He will have all the info. I think that it is now being shown to a few select clients, as a sort of a preview.

like it's next to that 2 story McMansion on the corner. What's the story on that anyway did the previous (P&K?) res burn down?

What a beauty... well maintained/updated too. That McMonster behind it is an eyesore, though...

Beautiful place! Regarding the McMansion in the background...I couldn't tell what I was seeing at first. It actually looked like part of the house, the way it was sticking up over it. Weird! Too bad about that. Maybe (if space allowed) a tight row of Cupressus Sempervirens 'Totem Pole' trees could be planted along the property line as a mask. They grow very tall (115ft) and are a nice landscaping piece that go well with modern architecture...

Are back-up offers still being accepted? I heard from a friend who drove by the house over the weekend, and chatted with a neighbor who said she thought there were already a number of offers.

Yes, we are still showing the house and are waiting to finalize cancellation of the previous escrow, so by all means, contact us to arrange a showing! (There are current back-up offers in negotiation, but nothing has been accepted yet, so there is still time).

That works out great for me. I am not in town until Saturday, and was going to try to schedule something with Margot for this coming week but now I'll just stop by the "Open House" on Sunday. *** ***

We went to the open house and it was canceled. Frustrating. But We like the neighborhood. Hope there's gonna be another one.

We went to the open house today. It was open from 1-4. What time did you go?

The house looks great. If you are interested I would make an appointment to see it. I know that they have an offer but are accepting other offers for several more days.

that's ok

It was a very busy open house over here in The Living Conditioned Homes neighborhood.

Sorry that you made the trek to Orange only to be disappointed. I always enjoy walking around the Eichler neighborhoods there.

Another "Living Conditioned" home just hit the market as a foreclosure sale.

Old magazine spread of the house:

Present condition = likely molested. But still a good price if you don't mind a busy street.

Hopefully this place will find itself in caring hands. I imagine it was quite a showpiece back in its day.
