This house around the corner from me just went into foreclosure. It's currently listed at $360k. I always admired it from the outside because it had some really great original features. Definitely good potential for restoration.

Another foreclosure just popped up on Plummer St. a few days ago. Reasonable condition overall, but some obvious "upgrades" that just don't quite match. $300k is a fantastic deal in this neighborhood.

Storybook Village is south of Plummer and west of Woodley:



I live in Storybook Village and it's a great neighborhood, with people who appreciate the modern aesthetic slowly but surely moving in. There are a few other tracts in the mid- and north Valley designed by Palmer & Krisel, Ed Fickett, and Gilbert Leong, with P&K homes being by far the most prolific. I almost paid $500k for this house in 2007. (Thank goodness I didn't!)

Well, it's bank-owned now and back on the market for $308k. It's a fixer, no doubt about it: it'll need a complete rehab, but thankfully it's in livable condition while you do the work. It's easily the most unique floor plan in the neighborhood, so there's definitely plenty of potential here.

This is not my listing, but I'd of course be happy to show it to any interested buyer.

Gothic Ave. is one of my favorite streets in the tract, as it's lined with jacarandas.

BTW, 16260 Plummer St. (above) has just been reduced to $282k.

We finally had a chance to go and see this area. it was amazing, most of these houses were left as original as possible. We enjoyed the drive very much. I was just wondering if anyone knew if there is an original billboard or marker that says Storybook Village.

Afterward we went to Hearts coffee shop, not sure how old the place is but it looked untouched.

It's certainly a nice, fairly undiscovered area. Homes are still being lost to remuddling but there are still many very original places, and others that can easily be salvaged.

There are no markers to indicate the name of the neighborhood. Old newspaper printings do use the "Storybook Village" moniker, but I'm not entirely sure if that was reserved only for the Palmer & Krisel homes or if it refers to the entire area (say, the larger bounded by the major streets).

I don't know the history of Hearts, but it's absolutely an untouched relic. I used to go there quite often when I lived close by. I've only gone once in recent years. My recollection is that the food used to be better "way back when"...or perhaps I've just grown more picky. At least it's still pretty inexpensive.
