Great bones and a great place to start for someone looking for an affordable mid-century modern ranch. I actually toured this home this weekend. It's not my listing, but if anyone is interested don't hesitate to contact me.

P&K?

kind of sad. you get a sense the people living here have been there a long time and loved their home. reminds of of estate sales of original owners.

on the other hand, great design with many original details.

Normally I would be sad, but since I'm showing it to an enthusiastic young couple this afternoon, I'm not. I think they would be great new owners to help write the next chapter in this homes' book.

I don't believe it's a P&K. Seems to be a LikeMay. This builder built some homes in Anaheim as well since I recognize the TripleStack windows. Most of the P&Ks down here have a signature window arrangement that consists of an upper 2/3rds slider with a lower 1/3rd fixed panel. There are also some other P&K signature details. So far I've found P&Ks in Anaheim, Fullerton, and Placentia, at least for the Orange County homes. They also exist in the SFV and Pomona, as well as the better-known homes in Palm Springs.

You have a broadmoor feature

I think they built similar Exclusives in Placentia-'Palm Village' (signage on the wall at Kraemer Bl.-tho the tract itself is a few blks. from the sign) Anyway I digress. I toured an open house on Athens (corner lot) asking 425. Needs A LOT of cleanup. I dunno what it is with some sellers-they seem to be totally clueless about decluttering and staging. Mostly seems to me cosmetic. Looks like it would clean up pretty good.

Yes! There is another one on Athens and one on Pinehurst for sale. I actually have some clients who are interested. There are actually a few Broadmoor neighborhoods but the Tustin and Placentia ones are the coolest (okay, the Turtle Rock ones in Irvine are nice, too....but $$$$).
