Desert Hot Springs, CA - Lautner Motel

The Desert Hot Springs Motel, 1947, John Lautner architect, just came on the market. This four-unit structure of concrete, redwood and glass is an exceptional design. When constructed, the locals thought it was a military installation. But once you are inside, it's like living in a terrarium. Over the years I've slept in all four units and the feeling is incredible. It's a very complex 3-dimensional space, and yet is quite calming.

The vacant lot next door comes with the Motel, offering potential for a pool or expansion.

Really like this structure, simple by Lautner standards. It retains a good amount of the original furnishings. Do you have any idea why they are selling?

Hey Tony,

Well that's to be expected I guess.... the Beat Hotel is a very serene place to visit and Steve did a wonderful job evoking the beat era.... gee, what a loss. I'm sure his spirit will guide the right people to purchase those properties.

I once toyed with the idea of buying the DHS motel too, that musta been 1999 or early 2000.... even went so far as to inquire about it in DHS with several realtors, who a) never heard of it and b) couldn't tell me where it was located. I e-mailed Helena Arahuete and she gave me the address, but it was already sold to Steve Lowe.

In a perfect world someone, or some institution, would purchase it and keep it available for short-term stays. It would have to be a great patron of architecture for that to work, though.

a single patron may not be not necessary...

if a foundation or non-profit of some kind existed there could be grants, etc. to support such a mission. more then money - it requires someone with the knowledge to set it up. would it need to be lautner focussed or desert hot springs focussed or ???

tony - have you thought about setting up a foundation yourself?
with your vast knowledge of the subject matter, i think it would be wonderful. you could live there and run a foundation from the hotel and be paid for that position.

i'm sure there would be people who would support your cause ;-)

hmmmm... i bet there are certain folks who own property or have built modernist things in desert hot springs - or adjacent areas who would could use the benefits of having the cultural eyes of the world look that way again.

i don't quite understand the world of finances yet - i'm still learning, but perhaps someone could help out there?
i was thinking that a million dollar loan - $800k asking price, plus 200k to do the necessary improvements would run around $7000+ a month?
could the 3 rooms be rented for $2500+ a month?
and that would be a crazy no money down kinda loan at a higher rate.

maybe there is a way with creative financing to get someone to back the loan to get the rate down or help with a down for a tax write off.

in any case - i believe there is potential for you to be involved and to be rewarded for your effort$ tony - as you should be.

Any updates on the Lautner property? I've had a few investors looking at it...had appraisers out and turned out to be way too difficult to put the deal together for these buyers, for anywhere near the asking price. Cesspool issues and neighboring foreclosure properties turned out to be a big obstacle.

Was curious if anyone had heard what the latest status is.

Hello PlanDan,

The Motel is constructed primarily of concrete, redwood and glass. There are two types of concrete. The floor is slab-on-grade. The walls are "shotcrete", about 3" thick. The ceiling is also shotcrete.

The outdoor patios are walled with redwood planks, originally raw and exposed. Over the decades the redwood has been painted and painted so the condition of the underlying wood is unknown.

With regards to the roof I think Steve had some kind of foam roof sprayed on some years ago. In terms of condition, the only thing that I saw recently was that there was some kind of roof leak into the kitchen area of one of the units. So the roof might need attention.

In general, it's a 60 year old building that over time has been occassionally neglected and occassionally well cared for. It needs some work, but it's unlikely to receive a Marmol Radziner restoration!
