PRESERVATION NEWS ONLINE

Despite New Landmark Status, Houston May Lose 1937 Shopping Center

Story by Margaret Foster / Aug. 14, 2007

The 1939 River Oaks Theater's lease expires in three years. Since Houston's preservation ordinance merely delays demolition for 90 days, its demolition is still possible. (Jim Parsons)
In an unprecedented move, Houston's city council landmarked two theaters that are part of a new development in the 1937 River Oaks Community Shopping Center. But the council's 11-3 vote on Aug. 8 decision does little to protect the art deco shopping center and two nearby theaters...

The property owner (Weingarten) is demolishing the 1937 shopping center and replacing it with new retail shops that it will, in turn, lease to Barnes & Noble. I imagine that since they acquired "Bookstop" they wish to more fully integrate it into their system. Or maybe it's a size issue. Or maybe they are anticipating Phase II which demolishes the theater.

...Weingarten is negotiating with Barnes & Noble to occupy a new store on the site of one of the River Oaks Shopping Center’s distinctive curved buildings. The company is also considering high-rise residential or office developments for the sites now occupied by the River Oaks Theater and Alabama Theater/Bookstop...

The City of Houston apparently has a preservation ordinance, as they declared the theaters landmarks recently.

And, to reiterate, I don't believe in any kind of salvage when the structure still has a chance to live. #1, it's demoralizing to anyone trying to save the place and #2 It's not over till it's over! Sam's Seafood is a prime example. Beaten and left for dead by the side of PCH, it's carcass was picked clean JUST BEFORE being restored and reopened. Now, someone made a couple bucks at a flea market, but all of us who love Sam's are poorer for the loss.
