Zucky's in Santa Monica

Well, looks like the long closed Zucky's is finally about to go. From former Conservancy intern and soon-to-be Modcommer Marcello Vavala:

The former Zucky's Delicatessen Coffee Shop on Wilshire and 4th in Santa Monica is apparantly facing a makeover very soon.  As far as I know, it's one of only 2 remaining Googie coffee shops left on Wilshire Blvd--the other being Johnies.  There is a notice posted on Zucky's' exterior but some information, namely the date of the hearing, is left off.  Here's the notice in its entirety:

Weldon J. Fulton; Designed Southland Civic Buildings

January 6, 1998


Weldon J. Fulton, 85, Southern California architect known for designing libraries and community centers. One of Fulton's best-known buildings is the "Camera Obscura" Adult Recreation Center in Santa Monica's Palisades Park. He won design awards in 1970 for his Inglewood Community Center and Santa Monica fire station and in 1975 for his Pardee Sea Scout Base in Marina del Rey. He designed several community centers funded by philanthropist Marcellus L. Joslyn. Fulton's designs included bank branches, office buildings and restaurants in Santa Monica, Torrance, Burbank, Cerritos, Alhambra, Bellflower, El Segundo, Redlands, Covina, Escondido and Fountain Valley. An avid horseman, Fulton was a member of the Santa Monica Mounted Police and rode in several Tournament of Roses parades. On Dec. 14 in Palm Springs.

Landmarks Acts to Save Zucky’s Sign

The legendary sign on the side of the building that was once Zucky’s Delicatessen on Wilshire Boulevard at Fifth Street moved closer to salvation, Monday, when the Santa Monica Landmarks Commission nominated it, but not the building, for designation as a landmark.

Plans for the conversion of the building to a retail outlet were approved last week by the Architectural Review Board.

The building is not on the City’s list of historic resources, But it has been cited in at least one book as an example of the “Googieâ€￾ style of architecture associated with diners from the 1940s and 1950s. The Los Angeles Conservancy has worked with the architects and care is being taken to preserve the building’s character, according to its owner, John Watkins.

Addressing the Commission, Watkins said he was not interested in having the building landmarked, and he disagreed with the notion that nostalgia for the Zucky’s of old should have anything to do with refurbishing the building: “Just because you had a great experience 20 years ago, do you have to make it a landmark today?â€￾ He added that the sign is only of “sentimental valueâ€￾ and as it does not conform to current signage regulations, it is not included in the proposed design scheme. As for maintaining the sign on-site, he said the building tenant would have to agree, as the presence of the “Zucky’sâ€￾ sign might be confusing. Watkins said he would prefer to wait until he knows who the new tenant will be before he makes a decision about keeping the sign.

Jerry Rubin also spoke to the Commission, saying that he hoped Watkins would reconsider his stance about landmarking the building and sign, noting the support given to the building by the L.A. Conservancy as well as a recent article about Zucky’s in the Jewish Journal. The history of the building, he said, qualifies it for being preserved in some way: “It brings back fond memories whenever I come to the corner of Fifth and Wilshire.â€￾

The Commissioners had mixed feelings about landmark designation. Nina Fresco described her research into the history of Zucky’s, noting that celebrities such as Bob Dylan and Arnold Schwarzenegger had dined there and locals nicknamed it “3-Ucky’sâ€￾ because the Z in the sign looked like a numeral 3, and it was a regular hangout for folks who played at the nearby bowling alley. Though she believed the building had sufficient historic significance to qualify as a landmark, most of her colleagues were of the opinion that the building remodel reflected the original style of the structure and that the project was a good example of “adaptive re-use.â€￾

However, all the Commissioners agreed on the need to find some means of preserving the sign, whether or not it remains part of the building.

City Council liaison Kevin McKeown said that the building has no historic context without the sign, which has become such a “part of the neighborhood.â€￾

The City’s urban designer Stephanie Reich pointed out that a plan to repaint the building would necessitate temporary removal of the sign.

Ultimately, everyone agreed that the sign should be protected, pending the completion of the building remodeling, and only Commissioner RuthAnn Lehrer opposed nomination of the sign for landmark designation.

The Commission chose to continue its consideration on nominating a multi-family residential structure at 1143 11th Street. Owner Allan Lazarus had requested landmark designation in a letter to the Commission, but at Monday’s meeting, he admitted he was trying to find out what the positives and negatives of designation would be for his needs. He had tried to do some remodeling of the windows only to be told that the building is listed in the Historic Inventory, a designation he had not asked for and had not been informed of, and that he had appealed the rejection of his modification plans to the Planning Commission. The Commission agreed that the building’s façade is noteworthy and decided to do research into the possibility of landmark designation.

I understand from one of our watchdogs that the Zucky's sign has been restored beautifully and is back up where it belongs. More info out there?

Yes, the Zucky's signage is back up. It has been fully restored, with brand new plexiglas lettering in the original color.

If you drive past the corner of Wilshire and 5th at night, you'll see it glowing!

The pylon structure and Zucky's signage were designated a Santa Monica City Landmark last year. Together with the rehabilitation of the entire building, which has preserved original features such as palos verdes stone, existing ceramic tile, expansive plate glass windows, etc., this building looks remarkable.

In fact, the building itself, which is not landmarked, is being treated much better than certain nearby landmarks.

I have fond memories of Zucky's.
When I first met Gerry of the band, Devo, we ate there late at night.
I used to go there regularly from about 1977 -- 1979. The potato knish was good.

Anyway, glad to see the sign restored.[/i]

I am pleased to announce that the Santa Monica Conservancy http://www.smconservancy.org has awarded their 2007 Preservation Design Award to the owners of the Zucky’s building for their outstanding work in revitalizing this long-shuttered gem on Wilshire Boulevard.

The Zucky’s rehabilition stands out as a project that exercises sensitivity to the building's original design and materials. It also sets an important example for the community of the importance of roadside commercial architecture as a historical resource and its compatibility for a preservation-minded reuse project.

Owner John Watkins is to be commended for his outstanding work on this building. Key features of the exterior have been carefully maintained, including the restoration of the landmark-designated signage, recreating a significant portion of façade utilizing the extant ceramic tile, refurbishing each of the downlights located beneath the angled canopies, and the preservation of the palos verdes stone and brick elements original to the building. First Republic Bank has been secured as the new tenant, and in working with Mr. Watkins, they have expressed a willingness to honor the integrity of the building’s exterior—in a significant nod toward preservation ideals, First Republic Bank is choosing to place their ATM inside the bank, rather than compromise any exterior elements.

This is truly a model example of adaptive reuse.

Santa Monica is becoming quite adept at saving the fronts of buildings. I can walk down the streets of my city and proudly proclaim, "There used to be a great movie theater there. And over there, a great deli!" Meanwhile, the flavor of the community is getting diluted...

No, Spike. But the Landmark Commission asked about it during their last meeting. I guess they were concerned that work seemed to have stopped at the location.
