3 Miracle Mile Buildings Bought for $102.5 Million


From Bloomberg News


Property developer Ratkovich Co. and Prudential Real Estate Advisers bought the tallest tower in Los Angeles' Miracle Mile area, along with two adjacent buildings, for about $102.5 million.

Ratkovich, based in Los Angeles, and Prudential Real Estate, the property investment unit of Prudential Financial Inc. of Newark, N.J., bought the 32-story building at 5900 Wilshire Blvd. along with two two-story satellite buildings from RMR Management Co.

Hopefully Ratkovich isn't going to remodel the buildings into more fake Art Deco. That stuff is like a disease around here.

If you go to this building (which I do every day) and take the elevator to the 7th floor you can view the original architectural model which shows a very elaborate water feature - it was resting in a small lake. This was obviously a reference to LACMA across the street fronting the same lake on Wilshire. As is the fate of many water features, it ended up as grass. Some of it remains around the two flanking pavillions. It looks like that will all go away and become retail space. Much as the Sunset-Vine tower will lose it's fountains and plaza for retail space. The 2nd floor public spaces are very original if anyone is interested in that.... lotsa heavy brown tile and stonework. Rugged and manly in a 70's cigarette ad kind of way....

The Larchmont Chronicle ran this illustration of a new "Pavillion Restaurant" in the space currently occupied by L.A. Fitness, landscaping and a fountain at the corner of Wilshire and Ogden. The A+D Museum space (in the other pavillion) will become another restaurant.

I thought this building was designed by Pereira? Isn't there a model in an elevator lobby somewhere that shows this and LACMA as a single piece?

I guess maybe it's inspiration is the boldness, the geometry, abstract expressionism and new materials of Googie. In my opinion, it's kinda neat but sort of misses out on a few of the major points - No monumental signage, too many roof planes make it hard to read at 35MPH, and the whole composition is not really very unified.

The most successful Googie buildings are often very simple, actually - one big continuous shape like a dome or a butterfly or an arrow like Norms or Astro or even an overlapping mobious strip like the arches at LAX. This building starts and stops again and that's hard to read from a moving car. It seems more inspired by Walt Disney Concert Hall than Pann's.

developers on the south side of this stretch of Wilshire, responding to the LACMA expansion, have begun taking similar steps to re-engage with the streetscape. Wayne Ratkovich, who owns the property at 5900 Wilshire, directly across from LACMA between Ogden and Spaulding, has been working with Richard Weinstein, the former chairman of the architecture department at UCLA, to redesign the lobby of the building and landscaping around it.

The 30-story office tower at 5900, completed in 1970, was designed by William L. Pereira & Associates, the same firm responsible for the original LACMA campus. Like the museum, it stands decidedly aloof from the sidewalk. As a design consultant for Ratkovich, Weinstein has worked to change the personality of the building by coaxing it to acknowledge the street.

He and Ratkovich held a small design competition for a restaurant and outdoor terrace in front of the building, along the south side of Wilshire near Ogden. It was won by the 43-year-old Lynn, who runs a firm in Venice called Greg Lynn FORM and is also a professor at UCLA. His design is still in the conceptual stages, but it already shows tremendous richness and potential.

His proposal, with landscape work by the Pasadena firm EPT Design, calls for a trellis west of the intersection. It would be held up by columns that would gradually thicken as they neared the corner, then open to become walls for a 3,000-square-foot restaurant interior. A sloping section of floor-to-ceiling glass at the corner of Wilshire and Ogden would face the museum, offering direct views of the new LACMA buildings. The exterior would be clad in faceted metal panels.

Lynn and Ratkovich say changes to the intersection led a potential tenant for the restaurant building to pull out. That's hardly surprising: Instead of being able to walk directly from the LACMA plaza to their tables, customers would now have to walk east to Spaulding Avenue or west to Fairfax Avenue, then cross Wilshire and double back to reach the restaurant.
