At least one piece of Los Angeles history would probably fall by the wayside. The adjacent Trader Vic's, the Polynesian-themed restaurant famous for its mai tais, would be torn down and replaced with the Waldorf-Astoria.

"That '50s creation of tiki is a diminishing resource," said Laurie Dishman, executive director of the Los Angeles Conservancy, which is lobbying to save the restaurant. "We really need to protect what we have."

Although negotiations are continuing with Trader Vic's to transplant some of the favorite "pupus" to the new restaurant's menu, Alagem said, "obviously we have to move with time."

Trader Vic's is not just a relic

I would like to add that I dined at Trader Vic's last week (for the first time), and it was without question one of the best restaurant experiences I've had in years. The decor was perfect, the drinks were amazing, and the food was actually really good. This preposed demolition seems really wasteful and short sighted (as usual!). How depressing.

How strange ...

After we landmarked the Derby, Trader Vic's seemed the obvious next choice for attention.

I inquired directly with some in the preservation community about Trader Vic's to see how we could best protect the venerable home of Mai Tai's and good times.

But, I was safely (and one might say "strongly") assured by those in the Tiki-know that everything was just fine and being taken care of "behind the scenes" thank you.

Hmmm.... Is the "behind the scenes" angle really the best approach? Or could, perhaps, all beloved buildings benefit from some bold, open, public relations power? Are they really so antithetical that working the inside makes organized public action undesirable?

'tis true that every situation is different and as always it's hard to predict how things will turn out.

Still, and with all due respect (not to mention typing restraint), it's tiki food for thought, yes?

Hello Everyone,

I recognise a few of you from Tiki Central where we have a thread on the Trader Vic fiasco. We are planning on being there at Trader Vic's on Saint Patricks day March 17th 2007.
A number of us have committed to try and fight this any way we can.

n a related story, the adjacent property has sold for a breathtaking $500 Million.
The sale and resulting development gives more weight to the increase in traffic argument. However, it may also be legally difficult to deny one developer's plans, but approve another's next door.

The former Rob-May site sells for a cool $500 million. British developers envision ultra-luxury condos.

British developers paid $500 million Tuesday for the once-grand Robinsons-May department store in one of the priciest property sales ever in Southern California.

The buyers said they would proceed with the previous owner's plans to raze the store at 9900 Wilshire Blvd. and build a condominium and retail complex designed by Richard Meier, architect of the Getty Center.

The extraordinary price catapults Los Angeles County real estate values into the realm of such top European markets as London and Paris. It surpasses prices paid for such local landmarks as the Beverly Hills Hotel, Hollywood & Highland retail complex in Hollywood and Century City's Fox Plaza office tower.

"We intend to see this vision through and bring Beverly Hills what will truly be the world's most luxurious address," said Nick Candy of Candy & Candy, the London-based firm behind the acquisition known for building "super-premium" residences.

The new complex with 252 multimillion-dollar condominiums would sit at the western gateway to Beverly Hills and overlook the Los Angeles Country Club.

Tuesday's property sale neared a local record. Japanese real estate giant Shuwa Investment Corp. shocked the U.S. commercial real estate industry in 1986 when it paid $640 million for the Arco Plaza complex in downtown Los Angeles. After Shuwa's fortunes collapsed, the complex sold again in 2003 for about $270 million.

"Candy & Candy in the U.K. is what Tiffany is to jewelry here," said Laurie Lustig-Bower of brokerage CB Richard Ellis, which represented Candy in the transaction. "Therefore, they believe they will achieve record prices for their condos."

"It's of historic proportions in sheer magnitude," said broker Carl Muhlstein of international real estate firm Cushman & Wakefield, who was not involved in the deal. "This is huge."

Not only is the sale big, it is a huge jump in value from the $33.5 million that the seller, Beverly Hills-based New Pacific Realty, paid for the eight-acre site three years ago. New Pacific was planning to spend $500 million to redevelop the site.

Work could start by early next year, but hurdles remain. Neighbors are likely to object to the potential effect on traffic from the Candy & Candy project and others planned nearby.

One of them is a proposed $500-million addition to the Beverly Hilton Hotel complex next door that would include a new Waldorf-Astoria Hotel and two luxury condominium buildings.

"To put two huge projects on the already-impacted intersection of Santa Monica and Wilshire boulevards is grossly detrimental to the community," said Victor Bardack of the Beverly Hills North Homeowners Assn. "It'll be gridlock forever."

But the new owners of the Robinsons-May property say that their development would not generate any more traffic than the department store did."

Beverly Hills, a former cattle range turned city of $200 steaks, is mired in a controversy that highlights anew the crosscurrents buffeting the famed citadel of luxury.

The battle pits those who hope to import one of New York's most famous hotels -- the Waldorf-Astoria -- and build a batch of new luxury condos against residents who say enough is enough, the streets are already clogged to the point of gridlock.

It pits a city administration that has recently approved several large commercial developments against those who yearn for the days when Beverly Hills had the charm of a village, albeit a village where natives cheered when Spago became a local hangout.

It has set neighbor against neighbor and former mayor against former mayor.

The mood is getting ugly there in 90210...

By a narrow vote of 6,326 to 6,258, Beverly Hills residents rejected a measure that would have resulted in a new Waldorf Astoria and a renovated Hilton hotel (seen above). Among other concerns, opponents feared increased traffic at the Wilshire and Santa Monica blvd intersection...
