LA Observed has the link to the LA Business Journal re: the Pallidium being up for sale and more valuable as a mix used condo development than a cultural icon.

Closing Act on Palladium Bill?

Another Hollywood relic is facing possible extinction.

Combined Pro-perties Inc., a developer of commercial and residential properties, is negotiating to buy the Hollywood Palladium, which has hosted Frank Sinatra concerts and Academy Awards presentations, among many other events.

Alan Shuman, president of the venue’s owner, Palladium Investors Ltd., confirmed the group is in talks with Combined Properties but characterized the discussions as being at an early stage.

“There’s no contract,â€￾ he said. “But are they looking into it? Yes.â€￾

The sale price would be close to $65 million, according to sources close to the deal. Messages left for Washington, D.C-based Combined Properties weren’t returned...

Unless everyone in this deal is completely oblivious to where the real estate market is headed I wouldn't count on condos replacing the Palladium. Right about the time most current and in the works condo/loft projects are completed the market will be flooded with a number of properties that will greatly exceed demand (at current prices anyway). This isn't to say that the Palladium is in the clear, it is just speculation that redevelopment here may no longer be as great an opportunity to make big bucks as it may have been a short time ago. There is still a very good chance that the current or subsequent owner will level the location in order to make it more appealing to developers as soon as latest building splurge tapers off.

Developer Buying Hollywood Palladium
The Hollywood venue is to be sold for an estimated $65 million, but a restoration may not be feasible.

The fast-moving makeover of the Hollywood district may soon include a new development on the site of the Hollywood Palladium, the famous concert hall that has hosted such top musical acts as Glenn Miller and the Grateful Dead.

Whether the building itself can survive the transition is unclear.

Combined Properties Inc. is buying the 66-year-old Sunset Boulevard venue...

any building/property "worth" $65 million deserves a proper historic restoration...if you got that kinda money....preservation is always "feasible".

Palladium Deal Collapses but Landmark’s Still for Sale

The “For Saleâ€￾ sign is still up at the Hollywood Palladium.

Although negotiations to sell the historic concert hall to Combined Properties Inc. for approximately $65 million broke down last week, it remains on the market with likely interest from multiple bidders, according to a broker familiar with the property.

“It is definitely still for sale,â€￾ said the broker, who asked to remain anonymous. “They couldn’t get numbers to work based upon that purchase price. You could probably make it work but for whatever reason they couldn’t...."

...“Hollywood is a hot destination. The only concern out there is the potential softening of the housing market,â€￾ said Linda Dishman, executive director of the Los Angeles Conservancy.

The conservancy is seeking to protect the Palladium structure itself, even if the surrounding property on the site is developed....

...There has been speculation that a mixed-use development at the site would require the demolition of the hall, but this is not necessarily the case. It’s also possible that incentives which allow for denser development could be offered to the property’s developer to preserve the hall, sources said.

“I think everybody agrees the hall is a difficulty but the general acknowledgment is that a deal that doesn’t include the hall is a non-starter,â€￾ the broker said....

That photo that Nichols posted sure doesn't look good for the Paladium. Renovations doesn't mean RESTORATION. I saw the most awesome concerts there. I remember each and everyone like it was yesterday.

LLC is seeking entitlements this year to develop a mixed-use high-rise property on about 72,000 square feet of land at the northeast corner of Sunset Boulevard and Gordon Street in Hollywood...Gerdling Eden bought 5925 Sunset...for about $19 million from GTO Development LLC... In September, capital partner Genesis L.A. Economic Growth Corp. provided the project with a $16 million allocation...Genesis L.A....committed to using $30 million of its...tax credits for the project...In addition to condo units, the project will feature office space amd retail space...The company hopes to begin construction by early 2008. The property is the site of the Old Spaghetti Factory building, which was originally the Los Angeles home of Columbia Broadcasting System. Some in the Hollywood preservationist community hoped to save the building, though it's not on any historic register, (Gerding Principal Tom) Cody said. "It's our ambition with each and every project to approach it in a very collaborative manner. We want to optimize all of the opportunities presented in the project and to work to save all or part of the existing building." Cody said.

The mid-sized music venue has a general admission capacity of 4,000 and enhances Live Nation*s existing venue portfolio in Los Angeles, one of the most important live music markets in the world. The deal was announced today at a press conference by Live Nation Chief Executive Officer, North American Music, Bruce Eskowitz, and Los Angeles City Council President Eric Garcetti.

Live Nation plans to completely renovate the 4,000 capacity live music venue, including adding major upgrades to the stage infrastructure to accommodate larger productions. In addition, the venue will get a top to bottom overhaul of all interior and exterior areas that will bring the music hall up to date while preserving the Palladium*s original aesthetic integrity. The renovation will begin immediately and the venue is expected to re-open in Fall 2008.

*The addition of the Hollywood Palladium to our Los Angeles-area venue portfolio provides us with the mid-sized capacity venue that we were previously missing, and one with a tremendous rock and roll history which makes it very exciting for us. Our strategy in large markets like Los Angeles is to own and/or operate a mix of venues that gives us the ability to nurture artists through all stages of their development,* said Mr. Eskowitz. *We plan to continue to establish the right venue mix in major music markets.*

*Live Nation's restoration of the Hollywood Palladium synthesizes the best of Hollywood's past, present and its future," said Council President Eric Garcetti. *In Hollywood's heyday, the Palladium welcomed the titans of entertainment. Hollywood's next golden age is here, and the Palladium will be the first stop to watch it up close.*

*At one time, the Palladium was one of the social hot spots of Hollywood. You never knew what famous or familiar faces you were going to see,* said Honorary Mayor of Hollywood Johnny Grant, who conducted a DJ interview show and a coast-to-coast Big Band broadcast from the Palladium. *It will be a great contribution to the revitalization of Hollywood to have it back in operation.*

The Hollywood Palladium opened its doors on September 23, 1940 with a concert by the Tommy Dorsey Orchestra featuring the soon to be famous Frank Sinatra. In those days, the Palladium was the place to be seen for celebrities and wildly popular with local music and dance fans as well. The venue became a television studio in 1961 and over the years has served as the location for such award shows as the Emmy Awards, The Grammy Awards, The NAACP Awards and Country Music Awards. Eventually the venue returned to its musical roots, hosting many of the biggest names in rock and roll, including The Rolling Stones, James Brown, Led Zeppelin, The Who, Rod Stewart, The Police and Red Hot Chili Peppers, to name a few.

Now, one won't have to venture to the Strip for overpriced shows and can get the real Hollywood vibe, in Hollywood.

PS-only joking about the overpiced shows, I'm sure they will be astronomical.
