Lautner's Tolstoy residence to be destoyed?

Postby MD² » Thu Dec 21, 2006 2:20 pm

Here's the residence: http://www.zillow.com/search/Search.htm ... ezip=91737 (with aerial images)
Check the "prospection" going on around it...

Here's the house's recent sale history:
05/02/2005: $950,000
04/15/2004: $500,000
10/23/2003: $680,000
04/25/2003: $300,000

And quite nice ads here

(check the address)

Anyone know anything about this?

Tolstoy House

Postby scottkaycee » Thu Dec 21, 2006 6:29 pm

Okay, here's the dope on the Tolstoy House,

Mr. Tolstoy was a planning commissioner for the city of Rancho Cucamonga for many years. The property adjacent to his home was sold to a developer in 2001, at the time sympathetic designs were drawn up and submitted to the city, they recieved planning approval but didnt get seen through completion as the owners of the property decided to sell to Toll Brothers, monster mega mediteraneo whatevers were built in their place. While sympathetic designs were in the pipeline Mr.Tolstoy sold his property to the developers of the adjacent property, the developers refinanced and re-sold the property several times which is why you see all the flipping on zillow. Each time the price went up a different partner would buy the property. After the neighboring project was sold and redeveloped by Toll Brothers they(Toll Bros.) leased the lower portion of the Tolstoy Lot consiting of vacant land. During all this process a new street was dedicated in front of the Tolstoy House and named Tolstoy Ranch Road, The old access was via an unimproved dirt road to the street address of 9540 Hillside Road. Which is the address of the Toll Bros. Leased Land Sales Office. Almost 2 years ago the property was sold by the developer to a private party who pretty much just lease the vacant land out to Toll Bros. and the house is a weekend getaway. The new Houses being marketed at 9540 Hillside are not being built on the historic Lautner house. While the Future is rarely certain the city is very much aware of the property and although the current owner's have the ultimate decision over the land the city is very sympathetic to the house and desire it's protection. That being said it is always good to keep a watchful eye on the situation.

Thanks Scott,

I was hoping it was something like this since I had also seen the following:
http://www.tollbrothers.com/homesearch/ ... m_num=7787
http://www.tollbrothers.com/homesearch/ ... m_num=4822

A strange thing is that if you (google maps or other similar) search for "5360 Klusman Ave, 91737", you will be closer to the Tolstoy residence's current "access".

I knew that 9540 Hillside Rd was the official original address, but didn't have the whole recent story on this.

Here's a .

I tried linking to these pics but was unsuccessful, however if you click on my blog link you can see three pictures of the Tolstoy House from about 2 years ago, after the Tolstoys moved out.
