Thank you, Perks, that is exactly what I was looking for and I believe you are correct (although the windows aren't vinyl and the picture of the outside needs to be replaced with something better if it looks that way!) I've decided to take my professional realtor's advice and I very much appreciate the help and advice I've received here.

First of all, I like your home a lot. While not the type of home most on this site gravitate toward, I think the photos suggest that it flows well and has a sleek but livable feel throughout. To sell it in any market, but especially in this one, I think you need to find the right realtor. A specialist is going to be much better able to determine whether you really need to set a lower asking price than the poorly named "comps". What about your home makes it in any way comparable to the comps your realtor has identified? Being comparable is much more than square footage, number of bedrooms, and geographic location, which is something the real estate community preaches endlessly on the buy side but choses by and large to ignore entirely on the sell side. Is a buyer seeking a traditional home really going to see your house as an alternative, much less something for which they would pay a premium? I don't see how or why that would be the case. By way of example, some years ago I owned a very modern loft with a lot of concrete, industrial design elements, and big open spaces that (while dramatic) defied many traditional ideas about how live/work/sleep spaces should be delineated in a home. I didn't hire a realtor who sold bungalows and McMansions in the burbs. Instead I looked into who was effectively representing and moving similar properties in my area.

Most communities have a few specialists that know how to move modern homes (mid century or otherwise). These realtors are typically better plugged into the relatively small community of people looking to both buy and sell such homes and understand how to not only generate the right kind of buyer traffic (ie actual prospective buyers rather than bargain hunters) but also how to price the property rcorrectly from the outset. Though not who I used for my sale, Bob Zaikoski in the Portland area comes to mind as an example of such a person (www.portlandmodern.com), and I'm sure there are similar professionals to be found in your area as well. In any case, I wish you the best of luck with the process!!
