Home addition plan reboot...

Hey all,

A few weeks ago, I posted a thread about a home expansion plan I've been stewing on for a year or 2. I'd been struggling for months on how to hash out even the most basic of ideas, when I finally started using Google SketchUp. See the thread below for all the different ideas and plan versions that resulted from the thoughts and opinions I received here...

I'm pleased to report I threw everything out again. My new plan is now at a point that's explainable, and I feel it would benefit greatly from some LL member feedback. I really took all the comments on my previous plans seriously. The main thing I brought away was...have a budget, clearly know the purpose of the addition, blend with the existing structure as much as possible and/or match it's architectural style (no Frankenstein), consult an architect.

Budget: $50,000-$75,000

Addition Purpose: 1) Move my music studio/office out of house to free up bedrooms for future offspring. 2) Create space to serve as possible future in-law quarters (in mean time will serve as extra living space, media-room, entertaining, guest quarters, etc...). 3) Create space to serve as possible future "pool house". 4) Add additional covered parking. 5) Add additional garage style storage.

Here's the plan: No "blending", as new structure is separate. Attempting to match architectural style, matching roof line and street view width footprint. Taking elements on existing house and echoing them on new structure (Note planter and window above on side2.jpg, skylight over entry, clearstory windows, post & beam structure, etc...). Interior finishing materials to match existing house. All sliders will have curtains+wood-valances, windows+blinds. Attempting to make new structure appear as simply "more of the same house".

(Note: In the images above, you may notice unnecessary looking seams where the tops of exterior walls meet the gable areas. This is due to the way I've built the model in order to turn layers on and off.)

A few immediate thoughts:

I like that you are back to having the extra space "away" from the main house.
You do not have children yet, so you may not completely understand the importance of this. Often the way to keep a family together is to be able to separate. This will also be true if the space gets used as in law quarters.

Car ports are the killer app in hot Texas no? Shade but not enclosed. (but could be later)

I'm not sure why the new structure has a raised foundation like your existing house. Building on a slab will be much cheaper.

You scheme cries out for a rectangular pool rather than the kidney shape. Sure it seems so MCM, but that was for small lots where that was all you could fit. They are also a PITA to do laps in. I would recommend a long lap pool with adjoining spa & perhaps a very shallow kids pool. I also realize that the whole pool thing is a couple of home improvement loans down the road.

I think, when you finally do interface with an architect, you will be encouraged to place as much plumbing together as possible. In fact, knowing exactly how you will connect to existing sewer may effect your design. It would be killer if the bath out there could work better as a pool bath (it's own additional outside door) A water heater also needs to be out there, and having all it's uses together cuts the wait for hot water.

There does not seem to be space for HVAC equipment.

Your plans do not indicate north & how the sun tracks across the lot. This something a good architect will take into account. I would also encourage you to study some of the masters who's work influenced your house's design. Cliff May was the father of the ranch house and would sprawl them all over a lot in all directions. Frank Lloyd Wright's usonian houses worked a lot into a tight space, keeping a strong connection to the outdoors. Even more strict modernists like Neutra have a lot to teach about space planning, providing and editing views and such.

Oh, in terms of budget, you do not have to actually finish the kitchen now.
That's something you could do yourself later.

Nice plan, Robb. I just have two comments. I'd consider adding a cover of some sort over the path between the two structures so inclement weather isn't an impediment to moving between the two spaces. Something that would work well with the existing roof lines and maintain the MCM look. I would also suggest that the path between the two structures be free of steps. If you do ever need to use the addition for the in-laws, their mobility as they age may be a concern. Being step-free would make their life more pleasant. Once again, nice work, Robb!

Robb, your budget seems really low. if you complete all of that for $75K, I will be shocked.

Seven years ago I had plans drawn up to expand my living area and build a new garage. My plan was to knock down the garage/carport a build 600 sqft of living space in it's place. next to that, build a 600 sqft 2-car garage (detatched, but connected with a breezway).

Being extremely budget and material conscious. our target was about $45-50/sqft. The lowest bid cam in at $88/sqft, blowing our budget up. I did not have the plumbing and cabinets that your plan has either.

In the end, I wasted $5500 in architect fees. we sank the $60,000 into restoring what we had.

how much sqft is you new structure?

joe - did you go over the budget with your architect prior to starting design? and/or were you planning on doing a lot of the work to reach the $45-50/sq. ft. number?

ultimately an architect can't guarantee what a contractor will bid BUT i would never say you could do new construction for that low amount, even for a garage (and you had some living space there, too).
