Hi,

I have a 1949 modern home in the Park Hill neighborhood. It's a one-of which, as I understand it, was originally built for a faculty member at the old Colorado Women's College. The previous owners had taken out the dining room creating a much larger kitchen (originally a long galley kitchen), and added a second bath. Other than that the layour remains original. It originally had radiant heat (9 zones!) but in 1999 began leaking under the slab, and I had it converted to baseboard radiators. I had the flat roof redone in foam (there is also a sloped section with clerestory windows in the kitchen and bathrooms). Nearly the entire south face of the house is glass. I recently replaced all the windows, as one of my energy conservation moves. The picture is before that change. An architect freind stated the windows (5x15') were bleeding edge for 1949. All the sofit overhangs are computed correctly for this latitude, blocking the sun in the summer, letting it in during the winter. I hope to eventually find out who the architect was. Much of the yard is xeriscaped (excuse the wild look, I had been out of town for awhile when I took this). One of the things I loved was the size of the rooms. While the living room is cozy, the great room is 20x32, the main bedroom is 15x15, and the guest bedroom is 14x16. The kitchen is now 15x18. Even the study and bathrooms are good sized.

Hi,

Believe it or not, I was picking up garden supplies at Kmart one day about 3 years ago, and there were a stack of these copper tiki torches. As I recall they were around $15 each, so I picked up 3.

Here's the foyer, when you come in the doors you come into this glassed area:

Once you come in, you are in the great room:

The living room and kitchen are both open off the great room. The previous owners added some shoji screens, so you can shut either area off if you wish:

The wall units are old Thayer Cogins untis.

The previous owners remodelled the kitchen:

The two kitchen windows face out to the street. Since the front yard is heavily xeriscaped, you only can see the house in the winter from the street.

The house goes well with my other project too, this is my 1947 Cadillac (from the height of art deco design in US cars):

and still waiting on more pics of your house.
though the car is enough....

funny, just spent a moment this morning on exterior lighting options.
wow, that has changed. google anything you want...solar, tiki, etc...
endless solutions, though i can't find a simple solar globe without plastic cheap housings.
i'll post some good ones. bookmarking...i just want to come home to some good quality solar lights.
not the runway cheap plastic ones. i don't want 12 in a row. just a glow on the back deck and an entry
glow or two. no electricity. (we have timers on some exteriors) but some are forgotten and what a shameful
use of electricity. (so we tend to not use then at all)

welcome to denver! I hope you enjoy your fantastic new place. like yourself, I just purchased my MCM here in the denver area. I'm over in lakewood. You'll find there is pretty good support for the MCM group here. we have a couple of fabulous realtors that exclusively work with modern, and several stores that have regular socials & promos for the modern fan. if you haven't done it, I recommend a drive thru of arapahoe acres, arapahoe hills, and lynwood neighborhoods. better yet, have someone else drive so you don't hit something while gawking at the many great houses here.

Thanks, I am a native, so I've been through areas like Arapahoe acres. Actually my 2nd choice when I bought this home was there. I drop in at Mod Living every once in awhile. Any other mod shops I should check out?

Scroll up above the car, you should see several more shots of the house. Once the leaves drop maybe I can get a good shot of the street side of the house.

One change from the photos are the windows. I am determined not to have any mroe $350 a month utility bills, so I replaced them all. Those in wood I just had a local guy make inserts for in low-e double pane. The old steel casements were relpaced with vinyl frame (sigh - I know) sliders. At least by going to sliders it cute the frame width to something closer to the original steel. When contractors saw my 5x15' windows most weren't interested. I finally went with Accent, who makes them locally. They brought the big ones in 4 pieces, each slider, the frame, and the central glass, and glazed them in place, in order to be able to lift the pieces with 4 guys. Just that change brought my winter bills from $350 to $250. I'm working on some other changes. I'm still debating about dense pack in the flat roof (I worry how long that's been out and whether anyone has had problems with it). I was going to upgrade the boiler this summer, but one quote was way high, and the other never came back with a quote, so I'll try that again this next summer. The boiler in now was put in during the 60's, and far from efficient.

One lighting option I'd like to find is some of the old spherical track lights (in chrome or white).
